THE PROCESS
Our five-step methodology
We assess, analyse and grade the permanent features of a home using a consistent five-step process.
Collect information
We gather details about the property through a short questionnaire, supporting documents and, where relevant, a site visit.
Assess features
We evaluate the home’s permanent technology and infrastructure across four key areas: Smart · Secure · Green · Heatproof
Analyze and score
Each feature is assessed against Homemark criteria and weighted according to its relevance, performance and integration. This produces individual category scores and an overall Homemark Grade.

Our methodology focuses on the permanent technology and infrastructure that makes a home smarter, more secure, greener and more resilient.

HOW WE SCORE
A transparent and consistent grade
Each category is assessed against defined Homemark criteria. The scoring considers factors such as:
- whether the feature is present
- the quality of the infrastructure
- how well it is integrated into the property
- its practical usefulness
- its relevance to modern living
- its future readiness
The four category results are then combined to produce an overall Homemark Grade from A to G.

WHAT THE GRADES MEAN
A — Exceptional
Outstanding modern technology and infrastructure with very limited opportunities for improvement.
B — Excellent
Strong overall performance with only minor areas for improvement.
C — Good
A good level of modern infrastructure, with several meaningful improvements available.
D — Average
Meets many modern expectations but lacks important features in some areas.
E — Below Average
Material gaps exist across one or more assessment categories.
F — Poor
Limited modern technology and infrastructure.
G — Very Poor
Significant deficiencies across several areas.

WHAT WE FOCUS ON
The property, not the gadgets
Homemark is designed primarily to assess permanent or built-in technology and infrastructure. We therefore focus on features that are part of the property and are likely to remain when the home is sold.
For example, Homemark may assess permanent data cabling, integrated heating controls, solar panels and fixed security infrastructure.
We generally do not grade removable personal devices such as televisions, laptops, standalone speakers or other consumer electronics that are unlikely to transfer with the property.
EVIDENCE AND VERIFICATION
Clear information. Appropriate confidence.
Where possible, Homemark uses information that can be reasonably verified through:
- visual inspection
- property documentation
- system information
- installation records
- photographs
- homeowner information
- other appropriate evidence
Where a feature cannot be adequately verified, it may be recorded as Not Verified rather than assumed to be present. This helps preserve the integrity of the assessment.
